Faireon: Why Tenants Shouldn't Pay Agent Fees

The Problem Nobody Talks About

You want to rent an apartment in Lagos. You find one you like. Before you even see the inside, someone is asking you for "agency fee" - typically 10% of annual rent. On top of that you're paying "agreement fee," "caution fee," and sometimes a "legal fee" that covers nothing legal.

A tenant paying N2M/year in rent can easily drop N500K-N800K in fees before they sleep a single night in the place. Most of that money goes to agents who did little more than post a listing on Instagram.

This is the standard in Nigeria. And it's completely backwards.

Who Actually Benefits From a Tenant?

The landlord does. A good tenant means consistent rental income, property maintenance, and zero vacancy gaps. The landlord is the one who needs agents to find reliable tenants - not the other way around.

So why is the tenant paying the agent?

Because the market has no structure. No transparency. No accountability. Agents operate in a grey zone where they can charge whatever they want, show you properties they don't represent, and disappear after collecting payment.

How Faireon Fixes This

We built Faireon on a simple principle: the person who benefits from the service pays for the service.

Landlord-funded model. Landlords pay a listing fee. Agents get paid by landlords. Tenants pay zero agency fees. The economics actually make more sense this way - landlords get verified, serious tenants, and agents get consistent income from a platform instead of hustling one-off deals.

3D Virtual Inspections. Before you visit any property, you can walk through it virtually. 360-degree tours of every room. No more wasting weekends visiting 15 apartments that look nothing like the photos. No more agents taking you to properties that don't match what was advertised.

This alone saves tenants thousands in transport costs and hours of wasted time. It also protects people who are relocating from other cities or countries - you can inspect a property in Lagos from Abuja or London.

Verified Agents with Reviews. Every agent on the platform has a profile with real reviews from real tenants. You can see their track record before you engage. Bad agents get filtered out by the market instead of being protected by information asymmetry.

Tenant Funding. We know the upfront cost of renting in Nigeria is brutal even without agent fees. First-year rent paid upfront is the norm. Faireon offers funding options so tenants can spread payments over time. This opens up housing to people who have the monthly income but not the lump sum.

The Tech Stack

Faireon runs on:

  • Next.js for the frontend - fast, SEO-friendly, server-rendered
  • Supabase for auth and the database - PostgreSQL under the hood
  • tRPC for type-safe API calls between frontend and backend
  • Prisma as the ORM - clean database queries, easy migrations
  • Photo Sphere Viewer for 360-degree property tours

We built a scraping pipeline that pulls listings from existing platforms, normalizes the data, and feeds it into our system. This gave us initial inventory without waiting for agents to manually upload listings.

The location system covers every Nigerian state, LGA, and popular area. Tenants can filter by property type (flat, duplex, detached, etc.), listing type (rent, sale, short-let), and price range.

Why This Matters Beyond Housing

The agent fee problem isn't just a housing problem. It's a trust problem. When markets have no transparency, the people with the least power (tenants) get exploited the most.
